Slope is calculated cell-by-cell from the same USGS 3DEP DEM used for the contour lines above (~10m grid spacing), as rise over run between adjacent grid cells. “Buildable” area is the share of the site at or below 15% slope, excluding any open lakes, ponds, or reservoirs mapped by USGS NHD and any FEMA-mapped Special Flood Hazard Area (SFHA) within the site. That's a common rule-of-thumb ceiling for conventional grading, not a geotechnical or engineering determination. It does not account for soil bearing capacity, drainage, easements, or setbacks. At DEM resolution, terrain features narrower than one grid cell (drainage swales, berms, retaining walls) are smoothed out and won't appear in this figure, and unmapped or seasonal water, or areas outside FEMA's mapped flood layer, may not be excluded.
